321 Ocean Drive was once was home to the Simone Hotel, a wonderful Art Deco gem. After years of neglect, the building was deemed unsafe by Miami-Dade County and ordered to be torn down last year. It was a clear case of demolition by neglect – a process that unsavory owners use to skirt Miami Beach’s hard-fought historic preservation laws.
Recently, new ownership has taken over the now empty lot. The development team is pursuing a change of the zoning laws for the property to allow a new building to be built higher than would currently be allowed by the law. In order to understand their controversial plans and the effect on the neighborhood and the city’s zoning regulations, MDPL invited the team to make a presentation at the Art Deco Welcome Center on June 28.
Future Community Meetings like this will be a part of MDPL’s outreach to the community and helps further our goal of preserving, protecting and promoting Miami Beach’s wonderful built environment.
